This Indenture, Made the twenty eight day of January in the year of our Lord one thousand eight hundred and thirty one Between George A. House of the Town of Danube County of Herkimer and State of New York of the first part and Samuel Kenyon of the same place of the second part, Witnesseth, that the said parties of the first part for and in consideration of the sum of Nine hundred Dollars to him in hand by the said party of the second part, the receipt whereof is hereby confessed and acknowledged, Has granted, bargained, sold, remised, released, aliened and confirmed, and by these presents Does grant, bargain, sell, remise, release, alien and confirm unto the said party of the second part in his actual possession now being , and to his heirs and assigns forever, All that certain one hundred acres of land known and being part of Lots No. Eleven & Twelve in a Patent called & known by the name of Colden & Rieghtmyers Patent situate lying and being in the Town of Danube and Bounded as follows Beginning at the north easterly corner of Lot no thirteen of said patent on the westerly line of Lot No Two thence along a line of marked trees north seven degrees and fifty minutes east twelve chains to a Stake thence north fifty degrees west forty eight chains to a hemlock tree on the westerly line of lot no twelve thence along said line south four degrees and twenty minutes west forty one chains and ninety links to the north westerly corner of said Lot No thirteen, thence along a line of marked (trees) the northerly bounds of said Lot No thirteen east thirty nine chains & twenty links to the place of beginning Containing one hundred acres of land be the same more or less. The said party of the first part reserves and excepts within the above described bound, the number of twenty-five acres of said one hundred acres of land hitherto sold and conveyed to Henry Elwood to his the said Elwoods only and proper use. The Remaining part of said described lot to be held by the said party of the second part, Together with all and singular the hereditaments and appurtenances thereunto belonging, or in any wise appertaining, and the reversion and reversions, remainder and remainders, rents, issues and profits thereof and all the estate, right, title, interest, claim and demand whatsoever of the said party of the first part, either in law or equity, of, in and to the above bargained premises with the hereditaments and appurtenances. To have and to hold the said described land, with the reserve & exception of twenty five acres to the said party of the second part his heirs and assigns to the sole and only proper use benefit and behoof of the said party of the second part his heirs and assigns forever. And the said party of the first part for himself and his heirs executors and administrators does covenant, grant, bargain, promise and agree to and with the said party of the second part his heirs and assigns, the above bargained premises in the quiet and peaceable possession of the said party of the second part his heirs and assigns against all and every person or person lawfully claiming or to claim the whole or any part of the above mentioned and described premises will forever warrant and defend. In witness whereof the said party of the first part has hereunto set his hand and seal the day and year first above written George A. House (LS) Signed sealed and delivered in the presence of A. Snyder - Herkimer County State of New York. This twenty eighth day of January in the year of our Lord one thousand eight hundred and thirty one came before me Abraham Snyder a Commissioner of Deeds &c George A. House to me personally known to be the person making the within conveyance and says he signed sealed and delivered the same for the use and purpose therein mentioned all of which I certify according to the statute in such case made and provided     A. Snyder
